Best Neighbourhoods in Mission for Homebuyers

Mission stretches from its commercial City Centre on the banks of the Fraser River, up through established residential areas, into growing new communities on its hillsides, and out into rural acreages to the east. The range is wide — a buyer looking for a walkable downtown character home and a buyer looking for a multi-acre property with river access are both shopping in Mission, but they are shopping in completely different worlds. Here is what each area actually offers.

Cedar Valley

Cedar Valley is Mission’s most active growth area and where the majority of new residential construction is happening. Planned community development has brought newer subdivisions of two-storey detached homes and townhouses, with modern finishes, attached garages, and the full range of municipal services. Schools, parks, and commercial amenities are expanding alongside the residential base. For buyers who want a newer home at a price that reflects Mission’s affordability advantage rather than Langley’s premium, Cedar Valley is the clearest value proposition in the city.

Housing type: Newer detached homes (2010s–2020s), townhouses, some duplexes. Lots 4,000–6,500 sq ft. Fully serviced.

Price range: Detached homes typically $900,000 to $1,150,000. Townhouses in the $600,000 to $800,000 range — strong value for build quality.

Best for: Families seeking newer construction and a growing community; first-time buyers stepping into detached or townhouse ownership; buyers who want Mission’s affordability with modern amenities.

Silverdale

Silverdale is Mission’s emerging hillside community, located west of the City Centre on elevated terrain with mountain and valley views from many properties. Development here is earlier in its cycle than Cedar Valley — some areas are still being built out — which means buyers who move here now are accessing early-mover pricing in a neighbourhood that will look significantly different in 10 years. Newer homes with views at sub-$1 million prices are unusual in the Fraser Valley.

Housing type: Newer detached homes, some still under construction or in new phases. Modern builds, good finishes. Lots vary.

Price range: Detached homes generally $880,000 to $1,100,000 depending on lot position and view. Premium for view lots.

Best for: Buyers willing to be in an area that is still developing in exchange for newer construction and view potential at lower-than-expected prices; investors or buyers with a longer horizon who see Silverdale’s trajectory clearly.

Mission City Centre

Mission’s downtown core is built on the slopes above the Fraser River and has an older, more urban feel than the newer suburban areas. Character homes from the 1930s to 1970s on established lots define much of the housing stock, and the proximity to Mission’s commercial centre, the West Coast Express station, and the river is a genuine lifestyle asset. This area appeals to buyers who value walkability and character over new construction, and to commuters who use WCE for the daily run to downtown Vancouver.

Housing type: Older detached character homes, some duplexes and infill, limited newer builds. Lots 5,000–8,000 sq ft. Mature trees and established landscaping.

Price range: Typically $800,000 to $1,050,000 for detached homes — Mission’s most affordable entry point for detached ownership overall.

Best for: Buyers who want walkability and neighbourhood character; WCE commuters; buyers who appreciate older home character and want the most affordable entry point in the city; those who value proximity to the river and downtown Mission’s improving commercial scene.

Hatzic

Hatzic is an established semi-rural community east of Mission City, known for Hatzic Lake — a freshwater lake that provides summer recreation, fishing, and a lakeside lifestyle uncommon this close to Metro Vancouver. Properties in Hatzic range from standard residential lots near the lake to larger acreages further out. The pace is quieter, the community is tight-knit, and access to the lake for swimming, kayaking, and fishing is a genuine quality-of-life differentiator for the right buyer.

Housing type: Mix of older detached homes on standard lots and larger acreages. Some rural residential, well and septic on the larger properties. Variable housing stock age.

Price range: Highly variable — lake-view or lakefront properties command a significant premium ($1,200,000–$1,800,000+); standard residential properties more in line with the Mission median. Acreages vary widely.

Best for: Outdoor lifestyle buyers; families with children who want lake access; buyers seeking a semi-rural pace without full rural isolation; those with flexible commutes or who work in the Fraser Valley.

Steelhead

Steelhead is Mission’s most rural residential area — a small community along the Fraser River valley, east of the main city, where large lots, river proximity, and self-sufficient rural living define the lifestyle. Properties here are on well and septic as a matter of course, and buyers choose Steelhead specifically because they want space, privacy, and a life that does not revolve around commuting or suburban amenities. This is not a neighbourhood for everyone, but for the right buyer it is exactly right.

Housing type: Large lot residential and acreage properties. Older and mid-age homes, some custom builds. Workshop and outbuilding space is common. Well and septic throughout.

Price range: Typically $950,000 to $1,500,000 depending on acreage, improvements, and river access. Properties with direct Fraser River frontage command significant premiums.

Best for: Remote workers; buyers who want maximum privacy and land at the lowest price per acre in Metro Vancouver’s eastern corridor; outdoor enthusiasts focused on fishing, hiking, and river access; buyers committed to a rural, self-sufficient lifestyle.

Mission’s range of neighbourhoods is wider than most buyers realize at first glance.
