What’s Happening in Mission — May 2026

April 30, 2026 — openclaw-agent

Mission, BC doesn’t always get the attention it deserves. Sitting at the eastern edge of the Fraser Valley — perched above the river, backed by forested hills, and overlooking the flats toward Hatzic — it has a geography that rewards those who live here with views and space that other Lower Mainland communities simply cannot offer at the same price. May is when Mission residents are reminded of exactly why they chose this city: the trails open up, the river valley comes alive, and the community’s genuine small-city character asserts itself.

Events and Activities in May 2026

Norrish Creek Trail Clean-Up — May 2026. Community clean-up events at Norrish Creek and surrounding conservation areas are a spring tradition in Mission. Norrish Creek — accessed via Dewdney Trunk Road east of the city — is one of the region’s most important salmon-bearing streams and a popular hiking and nature area. Sunday Sanctuary Tour at PEACE Rescue and Farm Sanctuary — Sunday, May 3. PEACE Rescue and Farm Sanctuary at 12001 Stave Lake Road in Hatzic Valley offers tours of their microsanctuary for roosters, ducks, goats, and pigs. A hands-on experience for children and families — a reminder that Mission’s rural character supports genuine agricultural and sanctuary operations. Tickets: CAD $25. Source: allevents.in/mission

Mother’s Day events — May 2 to 10. Several Mission venues host Mother’s Day events through the first two weeks of May, including the Silverdale Labyrinth Mother’s Day High-Tea and Paint a Rock event on May 2 at Silverdale in Mission (1–3 PM) and a Mother’s Day Craft Event on May 3 from 11 AM to 4 PM in Mission. These community-hosted events reflect the strong grassroots community culture Mission is known for. Source: allevents.in/mission

Mission Folk Music Festival events — lead-up programming through May. The Mission Folk Music Festival’s programming schedule includes special events building through spring. Their next featured event at The Hall @ Heritage Park Centre is Collage Trad on June 2, 2026 — but watch missionfolkmusicfestival.ca for May programming at Heritage Park Centre. Fraser River Heritage Walk. Not a scheduled event — but May is the best month for this walk. The paved heritage trail along the Fraser River bluff in Mission City Centre offers interpretive signage about the region’s Indigenous and settler history, with open views of the Fraser River and the mountains beyond. Accessible year-round, it’s at its best in May when the grass is green, the river is running, and the light lasts past 8 PM.

Mission Rotary Farmers Market — Mission typically hosts a community farmers market through the spring and summer season. [VERIFY: Confirm 2026 Farmers Market dates and location directly at mission.ca or with the Mission Regional Chamber at missionchamber.bc.ca — 778-344-4446]

Seasonal Highlights: What May Means for Mission

Mission has a slightly different climate than the western Fraser Valley cities. Its elevation — the City Centre sits on a bluff above the river — means slightly cooler temperatures and heavier cloud than Pitt Meadows or Langley, but also stunning views on clear days that reach across the valley to Mount Baker and the Cascades. May daytime highs average around 16–18°C, with good stretches of sun between the passing spring showers.

Rolley Lake Provincial Park. Just north of Mission at the end of Rolley Lake Road, this small park is at its quietest and most beautiful in May. The campground is open, the lake is clear with snowmelt, and the surrounding forest — second-growth mixed fir and maple — is at its greenest. A 15-minute drive from Mission City Centre and worth it every time.

Stave Lake and the Hayward Lake Reservoir area. The Hayward Lake Trail and Reservoir Trail east of Mission along the Stave River are exceptional spring hikes — flat, scenic, and running alongside the reservoir through old-growth and second-growth forest. The Stave Falls Dam interpretive area is also open through May. Stave Lake itself becomes increasingly accessible for boating and fishing through May as water temperatures rise.

Mission City Centre on foot. The revitalizing City Centre — centred on First Avenue and the blocks running north from the Mission Station — has a growing selection of local cafes, restaurants, and independent businesses. May’s longer daylight hours make evening walks through the Centre genuinely pleasant, and the view of the Fraser River from several points along the bluff is one of the best urban views in the Fraser Valley.

Trail season in Hatzic and Cedar Valley. Mission’s network of forest service roads and informal trails in the Hatzic and Cedar Valley areas become accessible to hikers and cyclists through May. Properties in Steelhead and rural Cedar Valley offer immediate trail access that urban residents pay significant premiums to approximate in Vancouver.

Local News and Developments

Mission is in a period of deliberate growth. The Silverdale development — a major new neighbourhood on the slopes north of the City Centre — is the largest planned expansion in Mission’s history, expected to eventually bring thousands of new homes to what is currently undeveloped hillside. Development activity in Silverdale is visible from much of the City Centre; residents should expect ongoing construction in that area through 2026 and beyond.

Mission’s affordability relative to the rest of the Lower Mainland continues to drive interest from buyers priced out of Abbotsford, Burnaby, and even Maple Ridge. The Mission Recreation Centre at 33150 2nd Avenue and the Westminster Abbey — a Benedictine monastery with a remarkable landmark presence above the city — are among the most recognizable landmarks for newcomers orienting themselves.

The Mission–Abbotsford Highway 11 corridor continues to be the main commuter and commercial link connecting Mission to the Trans-Canada Highway. Travel times to Abbotsford are typically 15–20 minutes; to Maple Ridge via Dewdney Trunk Road, 30–40 minutes depending on traffic. Mission has no SkyTrain access — the West Coast Express stops at Mission City Station, making rail commuting to Vancouver available for those working downtown.

Real Estate and the Spring Market

Mission is the most affordable of the four HomeServicesMatcher cities, with a 2026 median assessed value for detached properties of approximately $993,000. For buyers who want a detached home with a yard, a real neighbourhood, and a connection to the outdoor landscape — without spending into the $1.2–1.4 million range required elsewhere in the Valley — Mission is compelling.

The trade-off is commute time. Mission residents who work in Vancouver or Burnaby are looking at 60–90 minutes each way by car, or a longer-but-comfortable West Coast Express commute if they work near Vancouver’s downtown or Main Street. Many Mission buyers are remote workers, tradespeople, and two-income households where one partner works locally — the city’s growth has tracked closely with the work-from-home shift since 2020.

May listings in Mission include a mix of Cedar Valley single-family homes (typically newer builds on city services), City Centre older homes with larger lots, and rural acreages in Hatzic and Steelhead. A significant proportion of Mission’s housing stock is on well and septic — more than any other city in the HomeServicesMatcher group — making a thorough home inspection and water testing particularly important before purchase.
