Maple Ridge is one of Metro Vancouver’s fastest-growing cities, with a population that surpassed 106,000 in 2024. Town Centre (Haney) — The commercial and civic heart of Maple Ridge. Shopping, restaurants, the Leisure Centre, library, and city hall are all here. A mix of older character homes and newer condo and townhouse developments make this the most walkable part of the city.
Albion — A family favourite with newer developments, the Albion Fairgrounds and sports complex, and easy access to the Golden Ears Bridge for commuting south to Langley and Surrey. Kanaka Creek Elementary and Golden Ears Elementary serve the area.
Silver Valley — A mix of established homes and newer affordable developments set in the upper valley. Popular with young families looking for space without the highest price tags in the city.
Hammond — One of Maple Ridge’s oldest neighbourhoods, known for large lots, heritage character, and a tight-knit community feel along the Fraser River. The historic Hammond Cedar Mill site is undergoing redevelopment.
Cottonwood — A well-established residential area with larger lots and a quieter suburban feel, popular with families wanting room to breathe.
Websters Corners — Semi-rural properties on the eastern edge of the urban core. Larger lots, more privacy, and a country feel while still being connected to city services.

Golden Ears Bridge: Toll-free connection to Langley, Surrey, and Highway 1 South. A game-changer for commuters heading south of the Fraser.
Transit: TransLink bus routes serve the main corridors, with RapidBus connecting to Coquitlam and the SkyTrain network at Coquitlam Central.
Driving: Lougheed Highway connects west to Port Coquitlam and Coquitlam. Highway 7 runs east to Mission. Most residents drive — the city is car-dependent outside the Town Centre.
Space and value. Your dollar goes further here than anywhere closer to Vancouver. Detached homes with real yards, townhouses with garages, and rural acreages are all available at prices that would be impossible in Burnaby or Coquitlam.
Outdoor access. Golden Ears Provincial Park, Alouette Lake, Kanaka Creek Regional Park, and the Fraser River waterfront are all within minutes. Hiking, mountain biking, kayaking, fishing, and camping are part of daily life here, not weekend road trips.
Community. Maple Ridge has a genuine small-city feel despite its growing population. The Haney Farmers Market, community events, local sports leagues, and neighbourhood Facebook groups create connections that are harder to find in larger urban centres.
Growth and investment. The city’s population is growing, infrastructure is expanding (the 2026-2030 capital plan is $432 million), and property values have shown strong long-term appreciation despite short-term market fluctuations.
Maple Ridge’s climate — heavy rain from October to March, mild temperatures year-round, and lush vegetation — means homes here need consistent maintenance. Roofs take a beating from the rain, gutters clog with leaves from mature trees, moss grows on every north-facing surface, and HVAC systems work hard through damp winters. Older homes in Hammond and Whonnock may need electrical upgrades, plumbing updates, or foundation waterproofing.
